Parking Lot & Garage Cleaning
Your lot is the first surface every visitor touches. We degrease, de-gum, and wash lots and garage decks at scale, scheduled around your traffic so spaces are back in service by morning.
What's on the work order
Parking surfaces take the most abuse on the property: oil, transmission fluid, gum, tire marks, spilled drinks, and everything the weather adds. Alba runs purpose-built equipment for large flatwork, which is how a full lot or multiple garage levels get done in a night instead of a week.
- Full parking lot washing and degreasing
- Oil, fluid, and rust stain treatment
- Gum removal at entrances and walkways
- Parking garage deck cleaning, level by level
- Stairwells, elevator lobbies' exterior approaches, and rails
- Dumpster pads and loading areas
Parking Lot Cleaning
A stained lot reads as a neglected property, and neglect invites more of it. Our lot rig covers large areas fast with consistent, even results: no zebra striping from hand wands, no missed lanes. We treat oil and rust staining separately from general washing, because they are different problems with different chemistry.
- Purpose-built surface cleaning rig for large flatwork
- Targeted chemistry for oil, rust, and organic staining
- Overnight and weekend scheduling as standard

Parking Garage Cleaning
Garages concentrate everything a lot deals with, then trap it under a roof: exhaust film on every surface, fluid stains at every stall, and drains that clog with the grime nobody removes. We wash decks level by level, push debris to collection points instead of into your drains, and coordinate closures so the garage never fully shuts down.
- Level-by-level scheduling keeps the garage operating
- Deck washing, stall degreasing, and drain-line clearing of surface debris
- Entrance aprons, ticket areas, and signage cleaned with the structure

Industrial surfaces, industrial process
Flatwork is where high pressure belongs, and where doing it right still takes judgment. We manage wash water and debris responsibly, work around striping and sealed surfaces, and keep the process documented so your property file shows the maintenance actually happened.

Parking Lot & Garage Cleaning FAQs
Do we have to close the lot or garage?
Not entirely. Lots are usually done overnight when they are empty, and garages are cleaned level by level with coordinated closures, so most of the structure stays in service the whole time.
Can you get oil stains out of concrete?
Most oil staining improves dramatically with the right degreaser and process, and fresh stains usually release completely. Old, deep-set stains may leave a shadow, and we will tell you honestly what to expect before we start.
How often should a lot or garage be cleaned?
High-traffic retail lots and garages typically run quarterly or twice a year. Lower-traffic properties can go longer between visits. We will recommend one during the walk-through and put it in writing.
Do you also clean the building?
Yes, and bundling helps. Most of our commercial clients put the building, the lot, and the garage on one program with one schedule and one invoice.
