Commercial Building Cleaning
First impressions matter to tenants and customers. We keep facades, storefronts, and entryways clean on a schedule, with documentation after every visit.
Exterior care, done the way the surface deserves
Alba was built for commercial properties first. That means we plan around your operating hours, respect the materials your building is made of, and treat exterior cleaning as part of maintaining the asset, not a one-off chore. One scope, one crew, one point of contact. Before any crew arrives we evaluate the surfaces, select the cleaning method for each material, plan how water and runoff will be handled on the site, and put the whole thing in writing so the property manager, owner, or board knows exactly what is being done and why.
What's included
- Building facades and exterior walls
- Storefronts, entryways, and walkway approaches
- Awnings, signage surrounds, and trim
- Dumpster pads and service areas
- Drive-throughs and covered canopies
- Elevated facades and upper-floor exteriors

Building & Storefront Washing
Florida humidity feeds algae, mildew, and grime on every exterior surface, and it always shows first at the entrance your customers walk through. We soft wash facades and storefronts with methods matched to the cladding, so stucco, brick, metal panel, and painted surfaces each get the treatment their manufacturer intended.
- Soft washing matched to stucco, brick, EIFS, and painted surfaces
- Entryways and walkways degreased and brightened
- Scheduled before open or after close, your call

Specialty Elevated Access
Elevated facades and building surfaces can be serviced using appropriate access methods, including water-fed poles, lifts, and other approved specialty-access equipment based on the property and the scope. We settle the access method during the site walk, along with how the work is staged, so entrances, parking, and tenants are affected as little as possible.
- Access method selected for the property and the scope at the site walk
- Water-fed poles, lifts, and other approved specialty-access equipment
- Staged so entrances, traffic, and parking stay usable

Post-Construction Exterior Cleaning
New construction and renovation leave their mark on the outside of a building: construction dust, mud tracked across new flatwork, overspray, and mortar or concrete residue on walls and glass. We clean the exterior before turnover, opening, or move-in, using methods matched to new materials and finishes so the work goes into service looking the way it was designed.
- Exterior walls, glass, and frames cleared of construction dust and residue
- New sidewalks, curbs, and flatwork cleaned before turnover
- Scheduled around punch lists, inspections, and opening dates

Scoped. Scheduled. Documented.
Every commercial engagement starts with a written scope: which surfaces, which methods, which work windows, and what the finished standard looks like. Work is scheduled around your operating hours and tenants, and every visit closes with a documented service record covering what was serviced, conditions observed, work completed, and photographs when useful. Your maintenance file, owner report, or board packet reflects the work without anyone chasing it.
- Written scope of work and site-specific safety planning before the first visit
- Scheduled before open, after close, or overnight, agreed up front
- Documented service record with photographs after every visit

Water, Runoff & Environmental Controls
Before work begins, ALBA evaluates drains, runoff pathways, and surrounding surfaces to determine the appropriate containment and recovery approach for the site. Wastewater is managed according to the approved work plan and applicable requirements rather than simply being directed toward a storm drain. For a commercial property that is risk reduction, site protection, and environmental compliance handled before the first hose is unrolled.
- Storm-drain protection, drain covers, and berms or containment where required
- Vacuum recovery, filtration, and collection when the site calls for it
- Approved discharge and disposal, planned before the crew arrives
Cleaned to the standard the building was built to
Commercial cladding systems each carry their own manufacturer care requirements. We evaluate the material, select the cleaning method with that guidance in mind, document what we did, and keep the property on a schedule that stays ahead of buildup instead of reacting to it.
Surfaces we care for
- Stucco and EIFS
- Brick and masonry
- Metal panel and standing seam
- Painted and coated surfaces
- Glass storefront systems
- Concrete approaches and pads
Commercial Building Cleaning FAQs
Can you work around our business hours?
Yes. Most commercial work is scheduled before open, after close, or overnight so your customers and tenants never walk through a work zone. We agree on the window up front and stick to it.
How do you reach upper floors and elevated facades?
With the access method the property and the scope call for: water-fed poles, lifts, or other approved specialty-access equipment. We settle that during the site walk and stage the work so entrances, parking, and tenants are affected as little as possible.
Do you work with property managers on multiple buildings?
That is our specialty. We build one Asset Care Club across your portfolio with per-site approved scopes, consistent standards, and a documented service record after every visit.
How often should a commercial building be cleaned?
In Central Florida, most buildings look their best on a quarterly or twice-yearly schedule depending on shade, sprinklers, and traffic. We recommend a schedule during the site walk and adjust it as we learn how your property weathers.
What do we receive after each visit?
A documented service record: the date, areas and services completed, conditions observed on arrival and at completion, photographs when useful, and anything that may need attention before the next visit. It builds a care history for the property that your maintenance file or board packet can lean on.
How do you handle wastewater and runoff on a commercial site?
We identify drains and runoff pathways during the site walk and plan containment and recovery around them: drain covers, berms, vacuum recovery, filtration, and collection where the site requires it, with discharge and disposal handled according to the approved work plan. Nothing is simply pushed toward a storm drain.
