Alba Asset Care
For Commercial Properties

Exterior care for the people responsible for properties

Buildings, parking lots, garages, and hardscape scoped once and maintained on a schedule, with documentation after every visit. One vendor for the entire property.

Who We Work With

Built around what you are responsible for

Exteriors look fine until suddenly they do not, and then it is an urgent line item and an awkward conversation. Recurring care exists to end that cycle.

Property Managers

A portfolio of buildings, each weathering on its own schedule.

One written scope per site and consistent standards across the portfolio, with visit records you can forward without assembling them first.

HOA & Community Boards

Entrances, amenity buildings, and shared walks all weather at different rates.

A schedule the board approves once, covering entrances, amenity buildings, walks, and shared surfaces, so appearance stops being a recurring debate.

Facilities Directors

Every cladding system on the building carries its own care requirements.

Methods matched to materials and manufacturer care standards, planned around your operating hours instead of interrupting them.

Multi-Site Operators

Consistency across locations is hard to hold without one standard.

The same standards, the same crew structure, and one point of contact across every property you are responsible for.

How It Works

Scoped, scheduled, documented

01

We walk it with you first

Every commercial engagement starts with a site walk and a written scope, surface by surface. That includes telling you what we recommend leaving alone, and why.

02

Schedule follows the building

Shade, traffic, and materials decide frequency, not a package tier. A north elevation under oaks may need attention twice as often as the rest of the same building, and the plan should say so.

03

We work in your window

Before open, after close, or overnight. Parking lots and garages get handled level by level so the property never fully shuts down and spaces are back in service by morning.

04

You get the paperwork

Each program visit is documented, so your maintenance file, owner report, or board packet reflects the work without you chasing anyone for it.

Portfolio Asset Care

One written program for the whole portfolio

For commercial, multi-site, and equestrian properties, we scope every surface, set schedules that respect manufacturer care standards, and deliver documentation your owners and boards can see. The point is that exteriors become one predictable line item instead of a series of surprises.

  • Site walk and written scope, surface by surface
  • Schedules matched to materials and coatings
  • Service documentation after every visit
  • One vendor for lots, garages, buildings, and grounds

Questions

Commercial exterior cleaning

Can one agreement cover multiple properties?

Yes. One Asset Care Club can cover a portfolio: per-site approved scopes, consistent standards across every location, a documented service record for each visit, and a single point of contact for all of it.

Do you work outside business hours?

Routinely. Most commercial work happens before open, after close, or overnight. We agree on the window up front so tenants and customers never walk through an active work zone.

Will pressure washing damage our stucco, EIFS, or metal panel?

It can, which is why we do not pressure wash those systems. They get soft washing at low pressure following manufacturer care standards. Forcing water into a wall assembly is exactly the failure we are hired to prevent.

How do you handle upper floors on a mid-rise?

With specialty elevated access: water-fed poles, lifts, or other approved specialty-access equipment, selected for the property and the scope at the site walk.

Can you clean the building, the lot, and the garage?

Yes, and bundling is how most of our commercial clients set it up. One scope, one schedule, one invoice, instead of coordinating separate vendors who each handle a piece.

What documentation do you provide before starting?

We provide a written scope covering every surface and the proposed schedule. If your onboarding process requires specific vendor documentation, tell us what you need and we will get it to you.

Make exteriors one line item

Tell us about the property or the portfolio and we will walk it, scope it, and put a schedule in writing.
